Highlights from Yesterday's Briefing Included: MARKET UPDATE - Mark Marquez, Past President of the Greater San Diego Association of REALTORS® and Member of the San Diego MLS Board of Directors Mark Marquez provided an overview of the San Diego County housing market with a focus on active, pending and sold listings in San Diego, comparing week-by-week data. Mark discussed how agents can use the data in their listing appointments to capture new business and provide value to their clients. Of note, pending listings are up over 800 this past week.  Mark explained that the market is overheating right now as the region approaches 100% absorption of housing inventory; meaning that active listings are not keeping up with transactions. Sellers with homes priced appropriately are likely to receive multiple offers.   Stay on top of the market and sign up for our Market Statistics Program and get  latest market trends delivered directly to your inbox or phone.   RESOURCE: Market Data ECONOMIC UPDATE Expert Economist Alan Nevin, Director of Economics and Market Research at Xpera Group What will San Diego’s recovery look like? When will our economy return to “normal”? Alan Nevin, one of our region’s most respected economists, provided an in-depth analysis of the impact of COVID-19 and the region’s economic recovery. Alan shared that we should expect to see a “V-shaped” recovery as the region rebounds strongly upon the opening of the economy. Despite concerns over missed mortgage payments in the months ahead, Alan also related that we should not expect to see a significant rise in foreclosure rates. There’s no doubt that Alan’s positive outlook was welcome news for the audience! RESOURCES: Alan Nevin's PowerPoint Presentation   COUNTY CARAVAN UPDATE - Christine Wright, Victoria Schafer, and Michael Francisco SDAR CEO Mike Mercurio and Mark Marquez interviewed caravan hosts from areas throughout San Diego County. Representing the Mission Bay Real Estate Association (MBREA) were Christine Wright with Coldwell Banker Realty and MBREA Executive Director; and Victoria Schafer, Home Mortgage Consultant with Wells Fargo Home Mortgage and MBREA President. Representing the Rancho Penasquitos Caravan was Michael Francisco, Senior Loan Originator for PrimeLending.   Although inventory remains low, both caravans remain active and individuals continue to participate virtually. MBREA President Victoria Schafer shared that low interest rates are helping to drive buyer interest. The area has 116 active homes for sale with listings averaging 22 days on market, which is down from 39 days just a few months prior. Representing the Rancho Penasquitos Caravan, Michael Francisco presented statistics for the 92129 zip code. Of note, Michael reported 32 homes on market, up from only 12 in March. Alyssa Davies, Reef Point Realty Still relatively new to the industry, Alyssa Davies has already received a great deal of recognition for her six years in real estate. This includes the 2018 and 2019 SDAR “40 Under 40” Award as well as SDAR Platinum Production Awards. She is also a Reef Point Realty Top Producer for 2015, 2017, 2018 and 2019. Alyssa echoed the importance of having a mentor and also discussed how she leverages the Zoom and social media platforms to grow her business. Pete Middleton, eXp Realty One of the most well-known and successful real estate professionals in San Diego, Pete Middleton has more than 20 years of experience and 3,000 transactions totaling over $2 billion. Pete shared his expert insight into what agents need to do to break into a new market area, grow their team, and also succeed as a new REALTOR®.   ASSOCIATION UPDATE - Carla Farley, Greater San Diego Association of REALTORS® President Carla Farley provided a range of updates and shared information about new events, programs and services for SDAR and SDMLS members, including: Practice Safe Real Estate – Safe real estate care packages are available through SDAR, which include hand sanitizers, masks, foot covers and more.
